The best deals are the unadvertised ones

The several posts you reference are great information, but in my experience the best deals are not the ones you find posted at places like Sitepoint's Sell Your Site section. I've made significant efforts toward making a name for myself as someone who buys websites in certain niches, and have been rewarded by having people approach me directly about selling their websites. By being a well-known and trusted member of webmaster communities, I get first crack at buying great websites like Lit.org (bought it just a few weeks ago). The public website for sale boards also tend to be a lot of trouble too, as there's lots of chaff, clowns and idiots, and plain old theives. Which makes me realize that these guys didn't really get into how to protect yourself in a transaction, maybe I'll fill that void with a blog post of my own.

From what I have seen elsewhere that stuff quickly spirals out of hand.
